I don't think Frank meant to insult the "mom and pops" but rather make the point that many of them do not have a concept of the value. In most cases the value is way too high rather than undervalued. Single family homes are easy to price because of all the sales comps. Mobile Home Parks are difficult to price for most people because they don't have a good starting point.

If you say that mobile home park owners are "unsophisticated" and do not know the "value" of what they have, you will see a surge of prices going way up - why on earth would you say that and insult those sellers???? The only reason why single family home owners think they have "more" value (when they don't) is because of the real estate agents. They are the culprit of over inflating real estate home values because of their greed for high commissions, the lawyers fees, etc. I cannot believe you insulted good people in no undertain terms, calling them ignorant! Everyone that gets this newsletter is supposed to be getting an education from you - and you are cutting off the hands that feed us! Stupid.

I own 2 mobile homes on a huge corner lot. Since I purchased them all I've been doing is fixing one thing or another and everyone that's done work has lied about what they've done and I end up redoing the work by another so called "professional". Every 3 mos. tenants move out because they all have money issues, and on one occassion I had to evict a family due to nonpayment of rent. It cost me more money and headache than it's worth. I paid cash for the place so I don't have a mortgage thank goodness, but now I'm wondering if I just should get rid of it. All the renovations are done at this point. The area has pockets of drug problems but also 2 blocks the other way there's a beautiful lake with huge homes. That's the situation. Any advice?
